Your builder needs answers by Thursday
New communities like Gregg Ranch and Thunder Rock move on the builder's schedule, and the selection deadlines come early. Tile, plumbing, lighting, cabinets and counters usually get locked in before framing is done. Miss the date and you get the default. Rush it and you get a house that looks like the model.
The fix is a simple one: decide the look of the whole house first, then make every selection against it. When you already know the floor is a warm oak, the counters are a soft white quartz and the hardware is black, the design center appointment takes an afternoon instead of three.
- Upgrade the kitchen counters and the primary shower tile. You see them every day.
- Skip the builder's upgraded light fixtures and replace them later with ones you love.
- Ask for extra outlets and a switched ceiling box wherever furniture might float.
Granite country
Marble Falls sits in the granite belt of the Highland Lakes, and that pink and gray stone is part of the landscape. It's also part of a lot of local houses, from old stone walls to newer fireplaces. Instead of hiding it, design with it.
Pink granite pairs well with warm whites, white oak, rust and olive tones and aged brass. It fights with cool grays and bright white trim. If your house has a granite fireplace or a stone wall you can't change, let it set the palette for the room. It's more interesting than anything you could buy.
Lake Marble Falls in town
Lake Marble Falls runs right through town, and it's a constant level lake, so a waterfront house here can treat the lower level and dock path as everyday living space. Many homes along the water are lived in year round.
